This project is the third and final Phase of a themed subdivision in the City of Kawartha Lakes.

The overall project is a 19 hectare infill development of approximately 236 residential units including single family, semis, and townhouse blocks. Phase 3 includes 80 single family residential units, a community multi-purpose pathway, a new stormwater management pond, and the extension of an existing municipal road external to the site.

The Highlights

• The main challenge on the project was to accelerate the approvals schedule to begin construction within 6 months of a December Draft Plan Approval. Counterpoint facilitated this goal in three ways.

• The first was to initiate detailed design while the draft plan approval process was still underway. Counterpoint made a comprehensive first submission before the appeal period for draft plan approval had even expired.

• Next, we met with City staff and the local conservation authority and secured MOE sign-off on first submission.

• Finally, we followed up continually with the MOE review staff. These efforts resulted in full MOE approvals exactly 6 months after the Draft Plan Approval appeal period expired.

The Result

The SITE WAS Constructed to base asphalt during the fall of 2015 and house construction and final top worksare currently scheduled to wrap up this year.
